Getting a personal property tax waiver?
So I tried to register my new car today and apparently I didn't have my personal property tax waiver...just real estate. However, when I looked into it, I would have had to declare on January 1, 2011 and I bought my last car March 18th, 2011. I also was not sent a bill last December to pay on anything and they could not find me or my car in the system. Now that I'm reading up on it, I would have to bring the car title or registration with me to be able to get the waiver...however, that car was totaled on 3 29 12 and has since been sold to another person for work at his auto body shop and he wanted to keep all original paperwork which seemed fine at the time . How do I go about solving this problem since I don't have those documents any further and need to plate my new car by 5pm Monday I obviously can't get the old car cleared with the DMV since it's totaled and I SOLD it to another person as in it is no longer in my possession. The most I can do is contact him and hope he still has the original registration paperwork since he's the one who asked for it in the first place when the sale took place. Any ideas taking all of that into consideration would be great.
I have property with my home and my elderly mother is going to put a manufactured home on our land?
Can she put my name on her manufactured home as a co owner, or would it be considered a gift subject to taxes? She will be paying cash for it. I live in Georgia, USA. Both of our names will be on the property deed that she will be placing the home on. I just want to clarify a line on the southern boundary of the property. N, E, and W boundaries are on Crown land and the South boundary has private property on the 1 4 mile from the center to the SW corner and Crown land from the center to the SE corner. I am waiting on estimates for 7 months now. All I want is an IDEA of what this might cost and it is taking so long. Can't someone just let me know a possible range of cost?? And also any information about why it might possibly take survey companies so long to do the research that is needed to answer that question. There are only two companies in that region fairly remote but not ridiculously so and I don't know if this is typical for the response time.More specifically I asked to have only the southern boundary of the property surveyed and the boundary between the private and Crown land to my south so that I can determine where to build an access road or if the existing timber road built 10 years ago to access the property is on private land or Crown land. It appears the property 1 4 mile north of a public road " might" be land locked and I need to know this information before I can proceed with anything.
How long do I have to keep someone else's property at my home?
I let a friend stay with me for 3 weeks free of charge. The last week she stayed with me she brought over her mattress and dresser and put it in my outside storage unit and said she would take it when she left. The day she left she said she would come back tomorrow to get it and I was ok with that. That day came and went and she never showed up. She called and said she would come the next day and then that day called and said she didn't have money for gas and would come the next day. It has been over a month. I have called her and left voice mails, facebooked her and nothing. I dont know where she lives. I really want this stuff out of my house. What can I do with it since its been over a month?It is a problem being in my home because it is interfering with my husbands army gear that should be in the outside closet. I do not know where she is living these days so i have no way to send her a letter to let her know to come get her things. 90 Unit Property Manager Salary ?
I manage a 90 unit property here in Downey... I rent units... Collect rent... Schedule vendors... Supervise an employee, collect and deposit checks, sign new leases, any emergencies I have to take care of it by calling vendors or maintenance employee and everything else a property manager is responsible for. My question is how much should I get paid managing 90 units? FYI I get free utilities and they take $275.00 every two Weeks off my check. Oh and I get paid by salary so even when I work overtime which is almost everyday... I still get paid the same.
Short Sale on Rental Property in California?
I have a condo rented out now that's worth $185k if even that, the balance on it is $280k, things happened at work that I will not be working soon, and it's just not worth keeping it. l finally decided to do a short sale, but i have so many questions. 1. Will the Lender approve short sale on a rental property?2. Does it matter whether it's rented or vacant?3. Should I talk to the lender first or should I just stop making payment first?4. I have read that even if the bank send me the 1099c after the short sale is done, I can file a 4575 ? form to offset it. Is this true?thank you
